With the PACE framework, local governments provide initial funds for the installation of energy-efficient projects and renewable-energy systems. The property owner then repays the loan over a period of time. A HERO loan is repaid through property taxes which comes with certain benefits and challenges. The financing provided by the HERO program is repaid through annual property tax payments, which are collected by the local county.

In some cases, it may be passed on to a new property owner in the event the home is sold off. We suggest getting clarification with the HERO loan program payoff before moving forward. Eligibility for HERO is based on factors including your home equity, household income, debt obligations, and the upgrades you want to finance. These criteria may vary by jurisdiction so make sure to verify. Residential properties with up to four units may be eligible for the program.

Only energy-efficient, water-efficient or hurricane protection upgrades may qualify for the HERO program. Specific product eligibility requirements vary by state. The program could potentially open up to more states in the future. In addition, the interest paid on the principal balance may have tax benefits, similar to a mortgage. Approved projects that are not yet completed or were on hold due to the Safer At Home Order can still be completed.

Homeowners should not sign their completion certificates until the Contractor has completed the project. Contractors will be paid once the project is completed. Any work performed by the Contractor without a County signed assessment contract was done so without approval by or knowledge of the County and the County will not bond the assessment contract.

For PACE Funding Group only, those homeowners who have approved assessments and whose work has not yet begun have the option to cancel their assessment. Yes, homeowners are still required to make payments as agreed in their signed assessment contracts. And so do the weeds! After an incredible year of rains with two months yet to go, the weeds have had a banter year to say the least. While The HERO Program campus is groomed regularly by our lawn service, special areas around the campus can fall under the radar a bit at times. Just in time for fall, members of The HERO Program staff elected to have a "clean up day" to go after those areas needing a bit of attention including our parking areas.
